Customer challenge

K&P Cove Consultancy provided three main services which are Consultancy Services, Inspection Services and also Refurbishment Services. They have worked on various types of projects involving Infrastructure, Institutional Building, Medical Centre, Heritage Building, Government Building, Residential Building, Commercial Building and many more.


Building Information Modelling (BIM) were previously not implemented in K&P Cove in any of their projects. The biggest challenge faced by the construction industry for BIM adoption is the lack of BIM expertise to implement in the projects.  K&P Cove did not have any expertise in BIM among their Building Surveyors, Assistant Building Surveyors, Project Executives and Draughtsman.


Many advantages of BIM cannot be utilized by K&P Cove throughout their projects without BIM Implementation. A Building Surveyor’s job spans across the lifecycle of a construction project, they can gain the best and the most extensive benefits from BIM. Building Surveyor’s job is predominantly to work with various measurements, values, costs, schedules dimensions and demarcations that are derived from reliable and accurate sources of data. BIM actively helps surveyors in accessing and analyzing all this data in the form of geometries, numerals, and necessary information.

Project goals

K&P Cove Consultancy’s main target is to implement BIM Skillset in multiple projects for their company and creating BIM expertise represented by their Building Surveyors, Sii Tuong Wee and Nurul Syazwani. Prior to identifying BIM uses, project goals were outlined along with their potential relationship to BIM implementation.


The first goal is for their Building Surveyors to improve on-site collaboration and communication. With cloud-based tools such as Autodesk’s Construction Cloud (ACC) Docs, BIM collaboration can seamlessly occur across all disciplines within the project that allows teams to share models used in the projects and coordinate planning, assuring all design stakeholders to gain insight into the project. Cloud access also allows project teams to take their office virtually to the field. With application such as Autodesk’s ACC Docs tools, teams can review drawings and models onsite and on their mobile devices, ensuring they have access to up-to-date project information at any time. Autodesk’s ACC Docs also ensures high quality design documentation. 


Next goal is for their Building Surveyors to create better coordination and clash detection. The amount of rework needed on any given job by avoiding clashes will be reduced. With BIM, you have the opportunity to plan it right before you build onsite. Last-minute changes and unforeseen issues can be avoided by enabling easy reviewing and commenting across multiple disciplines. Clash detection can be implemented using Autodesk’s Navisworks.


Lastly, K&P Cove’s Building Surveyors need to effectively monitor the progress of design to ensure the target for the start of construction is achieved. Teams that use Revit software for scheduling are able to minimize the time spent developing and managing project workflows. Revit can be set up to automatically update project schedules as changes are made to the building model.

Solution

To achieve all the project goals, K&P Cove’s Building Surveyors, Sii Tuong Wee and Nurul Syazwani have been hand holded by Autodesk Solution Provider BIMAGE Consulting Malaysia and trained in few projects with BIM implementations which are Plant Commercial Project, Housing Residential Project, Bus Interchange Project and MRT Projects. All the projects required them to coordinate with the BIM Coordinator, BIM Manager and liase with Modelers, Architectures and also Engineers.

The Plant Commercial Project in Melaka required them to use Autodesk’s Revit and Autodesk’s ACC Docs. In this project, they are required to update, create the model, and update model’s information for Mechanical, Electrical and Plumbing services using Revit. Revit skills such as element creation, measuring, views and sheets, detailing, dimension and rules, exporting data, keynotes and annotation were learned by Sii Tuong Wee and Nurul Syazwani. ACC Docs was used for documentation and coordination process. Same Autodesk’s products were used for the Housing Residential Project. This project required them to amend all properties and material of the model according to the client’s requirement.

The Bus Interchange Project required Sii Tuong Wee to model the facilities from scratch using Autodesk’s Revit. Autodesk’s Navisworks was also used to open and merge 3D models, navigate around them in real-time and review the model using a set of tools including comments, viewpoint and measurements.  Revit and Navisworks was also used in the MRT Projects. This project required them to update model information for Structural, Electrical and Mechanical services using Revit and to analyze clash detection using Navisworks.

Business outcome

There are a few business outcomes that will be gained by K&P Cove Consultancy from this project:


1) By creating expertise in the BIM field in their company, K&P Cove has successfully expanded their new business opportunities and started to be involved in more projects with BIM implementation for any of Consultancy Services, Inspection Services and also Refurbishment Services. 


2) K&P Cove will also be able to provide a variety of services and make client pitches more engaging.


3) BIM implementation can speed up and simplify the design process as well as help clients experience a design before it is realized. 


4) BIM facilitates better communication for K&P Cove with all project partners among their Building Surveyors, Assistant Building Surveyors, Project Executives and Draughtsman at every stage of the process.


5) Help K&P Cove complete projects under budget and ahead of schedule.

Conclusion

Involvement of Sii Tiong Wee and Nurul Syazwani in all of the projects with BIM’s implementation made them develop core skills in BIM softwares while improving efficiency by battling with new deliverables, methods, and ways to collaborate and share data in all the projects.

The adoption of Autodesk’s cloud-based solutions managed to achieve all the project goals by K&P Cove to improve on-site collaboration and communication, ensures high quality design documentation, create better coordination and clash detection and effectively monitor the progress of design.

Implementation of Common Data Environment in BIM

Perunding Irzi provides engineering consultancy services for large civil and structural infrastructural projects such as highway, road and bridges design.
