BIM Management and Coordination for Project Owners

BIM Management and Coordination for Project Owners

Customer challenge

Limsen Consulting is a Lisbon-based BIM consultancy that provides support to Project Owners who want to contract BIM projects but do not have the necessary internal resources to manage the BIM requirements and audit the information delivered. The added value of BIM is already evident for designers and contractors, and they are increasingly known by Owners. In recent years, the number of developers interested in this methodology for the development of their work has increased. Faced with the most common problems in the construction industry, such as time and budget overruns, most of Limsen's customers look to BIM for the answer to these problems. Developing projects in BIM does help all parties foresee problems and manage them more efficiently. However, it is necessary to make customers aware of the importance of setting up realistic coordination times between disciplines, since the models uncover most coordination problems that are usually only found in the construction phase.

Project goals

Regular cloud-based drives are seen as low-cost alternatives for sharing and managing information. However, they don't allow visualization of around 70 different formats, as with Autodesk BIM 360 / ACC, nor do they allow effective real-time collaboration from production tools like Revit. Limsen has been using BIM 360 for many years as a document management and coordination tool, however it has become the tool of choice for all projects in which we are involved since the first lockdown at the beginning of Covid in 2019. Many Limsen customers at the time looked for alternatives to be able to work remotely on heavy Revit models. At the time, there was a race for hardware and it was very difficult to get equipment to be able to set up a stable collaboration platform in a few days, that would allow to work safely without loss of information.

Solution

One of the main advantages presented by the BIM 360/ACC platform is its ability to read the most diverse file formats, from Revit, through AutoCAD, Navisworks, jpeg, to Word and Excel. BIM 360 / ACC also appears as a natural platform for projects where Revit is the modeling tool, as it allows different users in distant locations to collaborate on models in real time. In some projects where Limsen is involved as a BIM Manager, many designers collaborate in real time from offices located in Lisbon and London. All this would obviously be possible with VPN on local networks, however in heavy Revit models that can reach 1GB, opening and synchronization are generally very slow. BIM 360 Collaborate Pro greatly improves this collaboration and allows one to work in any hub, either the customer's or any of the designers'.

Business outcome

The benefits of using Autodesk cloud collaboration platform have been many. They range from helping attract new customers to providing a background to more streamlined workflows between teams of up to 150 members, leading to greater efficiency during the design process. Conversely, this efficiency is paid back during construction, reducing cost overruns. These savings have been estimated in recent years by institutions such as the Boston Consulting Group, PwC or the World Economic Forum and reportedly can range from 3 to 10% on average. Together with construction companies and other consultants, Limsen has gathered performance metrics for the last 3 years on developments where the BIM management consultancy has played a major role. The following savings were reported: ● 70% time reduction in the process of model-based Quantity Takeoff ● 3% maximum margin of error in Bill of Quantities ● 60% reduction in design conflicts ● 75% reduction of time spent on discussion and decision-making

Conclusion

In projects worth more than 100 million euros these savings are of considerable value, which easily explains the growing interest in BIM from many stakeholders in the Real Estate / AEC chain. This methodology, however, if not orchestrated by an Information Manager may not bring the expected benefits. It is also important that the owner is accompanied by an independent entity that provides him with regular reports on the status of the projects, through metrics and graphic examples of resolved and unresolved issues. The up-to-date knowledge of all Autodesk solutions has made Claranet a reliable consulting partner to Limsen for several years. In an ever-changing industry that is still far from being digitized, the support of a partner who is well-informed about new technologies and types of licensing is very important.
