Communication on site via BIM 360

Communication on site via BIM 360

Customer challenge

As one of the largest construction companies in Flanders, MBG stands out for its sense of innovation. In order to optimise their complex Design and Build projects, MBG is investing heavily in the digitisation of their building sites. With Autodesk BIM 360, they have a powerful tool that makes 'bimming' on the building site more accessible and easier. In 2018, the then project manager Nelis Van Loock was appointed BIM Coordinator to streamline everything and put the BIM 360 platform into practice on the site.

Project goals

We have been using a LEAN methodology for years, whereby we deliver our construction projects as optimally as possible with a minimum of waste of time and materials. On the AZ Sint-Maarten project in Mechelen (2017), where we worked with VK Group architects, the client included 'BIM' in the specifications. For both MBG and VK, this working method was completely new, but we quickly saw the benefits of BIM. Since then, we have adopted a more centralised approach to BIM and work out all our Design & Build projects according to this model.

Solution

Our management was enthusiastic about the BIM approach and wanted to follow it up successfully. We set up a BIM cell to better structure and communicate the work preparations and documentation for our Design & Build projects. This way, everyone involved, from the workman to the site manager, is always up to date with the most recent data. Our first major BIM pilot project was De Mutsaard in Brussels. Here, we also hired Arkance Systems to train our people for Revit. We used the BIM 360 platform for the first time and everyone was excited about this revolutionary way of working.

Business outcome

"At Gare Maritime, we even formed a construction team with our thirteen subcontractors. A very special formula that you rarely see on a Belgian shipyard. We proposed to everyone to work together through BIM 360 Teams and it went smoothly from day one. The large timber construction at Gare Maritime was in the hands of a German-Austrian company and our good communication and coordination broke down the language barrier." "Even though our partners had no prior knowledge of BIM, together we were able to put together this large puzzle with a minimum of failure costs. Parties who had never worked with BIM before were immediately given a successful baptism of fire thanks to us."

Conclusion

"Together with our BIM modeller, we systematically tackled BIM 360. We let it percolate through the different teams step by step and informed them about what BIM 360 actually entails." "Moreover, we also wrote a manual for the uniform use of BIM 360 Teams and BIM 360 Docs. This way, everyone could find their way in our folder structure faster and knew, for example, where to upload models or where to find information. Issues are now solved faster and clash checks are visible in the model." "Eventually, we got everyone on the same page and replaced project-related mail traffic by BIM 360. This change of mindset also has a lot to do with our young, dynamic and eager to learn team at MBG."

BIM to the Construction Site Along With BIM Quality Management

"Making our engineers aware of what they are doing was the main reason for me to implement BIM 360 Build at PENDIK Projects," says Spencer Hellegering, head of the Projects department at the Veenendaal-based installer. Originally founded in 2006, PENDIK is a service company. With around 8,000 to 10,000 service contracts, mainly through housing associations and property managers, PENDIK was particularly strong in responding to complaints and reports. Setting up a Projects Department within an originally service-oriented company was quite a challenge. Hellegering: "The working method of a service company is very different. As a service company, you need different knowledge of installation technology than you do for new construction and renovation projects. The staff have to start thinking differently. We used to go to a leak and fix it. But now we have to make sure it doesn't leak!" PENDIK now employs around 40 people, 20 of whom work in the Projects Department.

Gare Maritime as a Showpiece of Study Techniques with Focus on Sustainability

Boydens Engineering is a construction engineering and design office active in the conceptualisation, design and control of technical building installations. They explicitly and with a great sense of responsibility strive for sustainable and energy-neutral buildings. Kurt Corvers, operational director and partner at Boydens Engineering, explains how his engineering office converts concepts into sustainable designs and how Arkance Systems helps them do so. Their latest showpiece is the office space 'Gare Maritime' on the Brussels site of Tour & Taxis.
